Mechanicals

Buying a home can be stressful!  Hopefully the following information allows you to put your mind a little more at ease.  Husbands (and women, too!), these not-so-exciting details are for you!  I want you to know exactly what you are purchasing when you buy the home, so hopefully this gives you some peace of mind.

The home itself is 75 years old, but several updates have been done over the years.  Many of the MAJOR $$$ projects have been completed, including the following:

Furnace:  The home has a full-home 90%+ efficiency Carrier unit that was installed in 1997.  It works flawlessly.
Air Conditioning:  Like the above, the unit is a Carrier installed in 1997 with no known issues.



The home is equipped with a whole-house humidifier, too, so you can adjust the water in the air.  This is important during the heated winter months so you don't wake up with dry throats or bloody noses!  It is professionally installed to the furnace.  You also have an electronic thermostat on the first floor with temperature programming so you can turn down the heating or cooling while you are away at work.  It's a nice way to save money.  The humidistat is next to the thermostat for moisture adjustments.




Windows:  This home has newer storm windows with screens installed on the outside while maintaining the original wooden windows and sashes on the inside.  These windows were most likely installed with an airport sound-proofing grant that seems to have been going down our street in the 1990's.  I would imagine the windows are probably 15-25 years old on the outside then.

Electrical:
Another big $$$ item has been taken care of!  The breaker box has been updated, and all exposed wiring has been changed over to Romex cable.  The entire garage has also been shifted from the old knob-and-tube wiring to Romex.  This is a big expense you don't have to do!!!



Appliances
Although the home was built in 1939, the kitchen appears to have been remodeled sometime in the mid-1990's.  The oak wooden cabinets are in excellent shape, while the kitchen also includes...

The roof is probably 12-15 years old and approaching its useful life.  Superstorm Sandy blew off 7 shingles with the 75 MPH winds that came through (obviously VERY rare) in October 2012.  I had a contractor go up on the roof but said that it still had a few years of useful life left.  This is an installation on top of a previous installation (double shingles).

The downstairs bathroom toilet is an American Standard from 1987, and the upstairs toilet is an AquaSource from 2012.

The hot water heater is a Whirlpool and was installed 2012.


As you can see, the mechanicals of the home have been updated throughout.  Some updates are newer, while other others have some age.  But all of the above are in great working condition, and items are repaired when needed.
